Close to Bentonville
Centerton has direct access to Bentonville, so if you live in Centerton, you can access the great amenities that Bentonville offers. In a way, it feels like it’s all one area without a separation between the cities. The only way you know you’re in a different city is by the city sign that says, “Welcome to Centerton.”
Here are some of Bentonville’s amenities that you can easily access from Centerton:
- The awesome trail systems
- The downtown sections and all of the cultural and culinary attractions
- The economic development, including more job opportunities
Centerton enjoys many of Bentonville’s perks, so if you’re thinking about moving to the area, you might want to check out the area.
Bentonville Schools
Centerton doesn’t have a school system at all. But since the city is so close to Bentonville, children from Centerton are bussed to the Bentonville school district. You might be thinking that this is a con, but really, it’s a pro. Why?
Bentonville schools are some of the best in the nation, not just in Arkansas. There’s a mix of public and private schools that are highly sought after due to the robust education that students receive. A correlating factor to the robust education is that the teachers are very well-paid here, as Bentonville puts a lot of money into our schools.
Students often score higher on state tests than many other schools in the state or in the country. When people relocate to the area, they often move to Centerton or Bentonville to take advantage of the school system.
Affordable Housing
While Bentonville is working hard to keep its housing more affordable, Centerton definitely has more affordable housing. Their housing style is in a subdivision type, which isn’t bad per se, but it’s not for everyone. However, if you’re looking for cheap, quality housing, Centerton might be an area to start in.
Of course, there are affordable houses in Pea Ridge and Bella Vista, but Centerton definitely has more affordable options. The area is growing, not only with the subdivisions but also with the businesses that are flocking to the area.
So you don’t want to write off Centerton in your search for housing. And since no one’s talking about Centerton, I wanted to let you know about the area.
Tiny Homes–Different Housing
Centerton is cutting the red tape of what housing looks like in Northwest Arkansas by allowing a large subdivision there, which is already fully developed and ready to purchase. And they’re building tiny homes.
Not everyone wants or needs a large property, and there are certainly people who are coming to the area who want an 800 or 1,200-square-foot home with a 1-car garage and a small yard. There are only two areas in Northwest Arkansas where you can buy tiny homes like this, and they are Centerton and Rogers.
These houses might cost between $80,000 and $100,000 each, so they’re more affordable than larger homes. And if you don’t need a large space, these are definitely something you should consider if you want to move to the area.
Cons Of Centerton
While we’ve seen several pros of Centerton, there are also some cons that we should talk about. Centerton, like most areas, has a few areas that could stand a little improvement. So let’s talk about them!
Traffic and Poor Road Conditions
While the first con of Centerton will be fixed soon, it’s well-known that the roads around Centerton are bad. And they are getting worse when you have a lot of commuting traffic.
For example, highway 102 is the main route to 49 and Bentonville. A lot of traffic goes through that area, and even though it’s a 4-lane highway, it gets a bit crowded at times. There are plans to expand the highway, but keep in mind that if you buy a home in Centerton and need to go to Bentonville, the traffic can get intense.
However, this might not be an issue for you if you come from an intense traffic area like Chicago or LA. But, if you’re not used to intense traffic, this can be a con for you.
No Downtown Section
Unlike most cities and towns in Northwest Arkansas, Centerton has no downtown section. There are some businesses in the area, but as far as cultural things and cool restaurants, it doesn’t exist. Of course, some parks in the area might be considered a downtown section.
But everyone knows that if they want to go downtown, it’s going to be in Bentonville.
More Business Coming
There aren’t a lot of restaurants or food growth in the area yet, but franchises and other businesses are being built along Highway 102. This brings in foot and car traffic, which is good in a way. But eventually, it’s going to get to the point where the commercially zoned areas are going to fill in with businesses and, perhaps, factories.
This may not be a con for some, but this might be disturbing for others who like the quiet, small-town feel.
Not Many Trails, Yet
Unlike most areas in Northwest Arkansas, Centerton doesn’t have many trails yet. However, the city is planning on building trails within the next 5 years. If you love the trails and must have them near your home, Centerton might not be for you. But if you like the area and are willing to wait a few years for trails, Centerton might be your area to relocate.
