Pea Ridge, Arkansas Is About To Blow Up?

Pea Ridge, Arkansas, is one of the underrated areas in Northwest Arkansas. There is a huge potential for real estate investments, like homes and other developments.

Pea Ridge, Arkansas, is about to blow up with new housing, a brand-new high school, and new businesses looking for places to expand. The infrastructure, such as utilities, is there to create a new and upcoming neighborhood.

No one is really talking about Pea Ridge, Arkansas, so that’s why we’re talking about it today. So sit back and relax as we discuss why you may want to move to this area real soon.

What Is Pea Ridge?

Pea Ridge is a small town northeast of Bentonville, so there’s easy access to a larger city. Currently, there aren’t many businesses there, but more franchises are coming. There are a few local stores and a Neighborhood Walmart, so there aren’t many reasons why people would visit here.

The thing about Pea Ridge, however, is that it’s very close to Bentonville, which is a great perk of the town. You have easy access to Bentonville and I-49 and lower home prices. The infrastructure is already put in place, and many people are buying starter homes there.

I’ve sold several homes there in a short time, so it’s a prominent area you’ll want to get into because businesses are starting to move there. It’s very affordable, so when you’re looking for homes in the area, don’t write off Pea Ridge, as it’s worth looking into.

Battle of Pea Ridge

Interesting side note: Pea Ridge stands where one of the Civil War battles was fought. In March of 1862, Union soldiers forced the Confederate army south into Northwest Arkansas in Benton County. Confederate commander, Van Dorn, ordered the supply trains to the rear of the army’s position. 

However, the Union commander, Samuel Curtis, learned about this and marched his army to counterattack. After several maneuvers, the Confederate army ran out of ammunition and retreated. The Union army controlled this area for two years.

The Pea Ridge Military Park honors this turning point in the war and commemorates the fallen soldiers on both sides. 

Pea Ridge Census 2010 vs 2020

Before I get into why Pea Ridge is about to blow up, I wanted to mention the difference between the 2010 and 2020 censuses. In 2010, Pea Ridge was home to 4,794 people living in about 1,300 households. But in 2020, the population jumped to 6,559 people, with 2,021 households. 

Most small towns don’t see this type of growth in 10 years. For comparison, Westby, Wisconsin, had 2,200 people in 2010, while in 2020, there were 2,332 people. This should tell you that Pea Ridge is growing in popularity faster than most small towns.

Close To Bentonville

Pea Ridge’s growing popularity is due to the fact that it IS close to Bentonville and the neighboring cities of Fayetteville and Rogers. It’s actually about 7 miles from Bentonville, and you have a direct connection on one road straight to downtown Bentonville. 

Hospitals, shopping, and all the other services, restaurants, or stores you might need in Bentonville. And if you happen to get a job with Walmart HQ, it’s a short, easy drive from Pea Ridge.

Flat Buildable Ground

Most of Arkansas is mountainous and unsuitable for large developments, which is why Bella Vista won’t have a lot of growth. They have benefits, of course, such as trails, lakes, golf courses, and unique, custom-built homes. But because of their mountainous region, businesses won’t likely settle there due to uneven ground.

However, the area where Pea Ridge sits is very flat, which makes it highly suitable for large growth potential. This factor makes the area unique because most of Arkansas has hilly terrain, especially south of Fayetteville.

There are fewer trees in the area, making this favorable for builders. It costs money to remove trees, and if there aren’t any to move, it’s more affordable to build there.

Historically, the area was a farming community for a really long time. But more businesses came to the area and started developing what is now Pea Ridge. Many people like it because it’s not as rocky as maybe it is in Fayetteville or points south. 

Utilities and Infrastructure

Another reason Pea Ridge is prime for development is that it already has the infrastructure to support a city, such as utilities. Most small towns don’t have the financial means to support larger developments, nor do they have the water supplies.

However, Pea Ridge is the opposite. They can access Beaver Lake and Bella Vista Lakes for water, gas, and electricity. All the utilities needed to support a larger city are already in place, making the area very alluring to developers, as they don’t need to pay for those things to be put in place.

So it attracts home builders, businesses, franchises, and recreational companies to set up here. 

New High School

When city planners anticipate huge growth, they often plan larger schools, libraries, and other service-type buildings to handle the growing population. Pea Ridge just built a large high school in anticipation of this growth, which was a smart move by the city planners.

They went above and beyond when building the high school and the stadium, which is why Pea Ridge is ready for growth.

New Housing

Pea Ridge city planners aren’t speculating on growth at this point because it’s already happening. Housing developers are building new homes in the area, and they’ve been doing this for the past two years. I’ve already sold several homes there recently, which tells me that it’s going to just explode soon.

There are several affordable homes right now, but many more square miles of empty land is waiting to be developed, which means that Pea Ridge is primed and ready for explosive growth within the next year or so.

If Pea Rdige isn’t your cup of tea, why not check out Rogers, AR? This is another area that’s exploding right now, to the tune of almost $500 million worth of developments.

Conclusion

Pea Ridge is an up-and-coming community that is primed and ready for explosive growth. Considering that the infrastructure is in place and that the land is already flat, it provides an attractive benefit to future developers. So if you want to be in the center of where it’s all happening, Pea Ridge is where you want to be!
