Hi — I’m Phillip Shepard with All Things Northwest Arkansas. I get asked the same questions over and over from folks moving here, so I put together answers to the next four most-common questions I hear about living in Northwest Arkansas. Below I break down biking and trails, housing affordability, whether NWA will “become Austin,” and my picks for the best places to live. If you prefer watching, scroll down and hit play.
1) Can I ride my bike everywhere?
Short answer: sort of. It really depends on where you live.
Northwest Arkansas (Bentonville in particular) markets itself — and rightly so — as a mountain biking mecca. Between mountain-bike-specific trail networks and general bike/ped trails, the region has roughly 450 miles of bikable trails. That’s a lot, and it’s what makes biking here special: you get extensive trail systems while still keeping a small-town feel.
What to expect:
- If you live in the core areas — Bentonville, Bella Vista, Springdale, Rogers, Fayetteville, Centerton — you’ll have excellent trail access and can realistically bike to trails, coffee shops, local stores, and many neighborhood destinations.
- If you live farther out (Pea Ridge, Farmington, Prairie Grove, Gravette, parts of Centerton/Gentry), trail connections are improving but aren’t always continuous yet. Some suburbs are adding links; Centerton and Farmington have growing networks.
- People here often don’t bike to work daily, but they bike to get outside: quick trail rides, errands, coffee, and weekend adventures are common.
Two practical truths I live by: (1) if an activity requires a long drive, it’s less likely to happen; (2) easy access + a community of friends who do the same = you’ll do it more often. The weather in NWA helps too — it’s easy to be outdoors most of the year.
2) Is housing still affordable?
Short answer: yes — overall, Northwest Arkansas remains affordable compared to many parts of the country, though prices vary by neighborhood.
Some specifics to keep in mind:
- Places like Fayetteville, Springdale, Centerton and much of Bella Vista consistently rank among the more affordable places to live in the U.S., especially when you account for local salaries.
- Downtown Bentonville has gotten expensive. Ten years ago you might’ve found a downtown Bentonville home for ~$200k; those days are largely gone. Popular downtown neighborhoods and neighborhoods “close to the square” now command premium prices.
- Outside Bentonville’s hottest pockets, you can still find homes in the $275k–$350k range — both new construction and well-maintained older homes. Bella Vista averages higher (around $400k), but solid houses in the mid-$200s–$300s still pop up.
If affordability is your top priority, there are many neighborhoods and towns in NWA that will fit a moderate budget while keeping you close to trails, lakes, and community amenities.
3) Will Northwest Arkansas become overrun? (Will it become Austin/Seattle/Portland?)
Short answer: the leadership and communities here are actively planning to keep the character of NWA rather than turning it into a mirror of large metros like Austin or Portland.
City and regional plans through 2040 emphasize preserving the outdoor character, trail systems, small-town downtowns, and community-focused events. Expect targeted commercial growth — especially around hubs designed for larger employers and vendors — but not widespread skyscrapers or dense high-rise skylines across the region.
Where you will see bigger commercial footprints:
- Pinnacle (Rogers area) — this is the place intentionally designed for larger commercial buildings, apartment complexes, entertainment (Topgolf, amphitheaters, etc.), and vendor space for big employers. Think of Pinnacle as a concentrated hub where growth is expected and planned for.
- Most other downtowns (Bentonville, Fayetteville, Rogers downtown) are being preserved for community character, restaurants, local shops, museums, and public events rather than dense high-rise expansion.
Why this matters: major companies (Walmart, Tyson, JB Hunt and many national brands) do drive demand for office and vendor space, but the region is aiming to contain that growth where it makes sense rather than letting it change every small town’s feel.
4) What is the best place to live in Northwest Arkansas?
This is a loaded question — “best” depends on your lifestyle. Below are my top picks and who they’re right for:
- Bentonville (downtown) — Best for the downtown lifestyle: events, galleries, restaurants, First Fridays, and being close to world-class mountain biking trails. If you want to be in the cultural heart of NWA, Bentonville is it. Expect higher prices in the most desirable pockets.
- Bella Vista — Lakes, golf courses, recreation centers, miles of trails, and a community lifestyle built around outdoor amenities. Great for families and anyone who wants lots of recreation options near home.
- Cave Springs — Part of the Bentonville school district, close to Pinnacle and access to amenities, with newer developments and good proximity to downtowns.
- “Goan” — In the video I referenced a place I called “Goan” on the east side of Fayetteville — higher-end rolling hills and very scenic. (Note: this is a local reference I used in my video to describe a particularly pretty, slightly higher-priced area.)
- Fayetteville / Prairie Grove / Farmington corridor — Fayetteville (historic downtown, university vibe), Prairie Grove (quaint, historical, Civil War parks, small-town feel), and Farmington (affordable bedroom community) are all great depending on whether you want history, charm, or more budget-friendly housing.
- Country & acreage — For true country living and land, look toward West Fork, Garfield, Gravette, and Gentry. West Fork in particular sees far less development pressure, so if you want wide-open space and long-term privacy, those are the places I recommend.
