Homes That Are Easiest To Buy (Currently) in Northwest Arkansas in 2022

Finding a home that meets your needs in a new location can be difficult. You must look for a home that provides security, basic amenities, accessibility, and other personal considerations like privacy and aesthetic appeal. Furthermore, the homes must be within your budget and available in time for you to relocate as planned.

These homes are the easiest to buy currently in Northwest Arkansas:

  1. Older homes with land.
  2. Homes that need TLC.
  3. Homes in upcoming areas.
  4. Older homes below 1990.
  5. New construction.

If you’re thinking of moving to Northwest Arkansas, stick around for a while. This article will help you learn more details about your search for a new home down in Northwest Arkansas.

1. Older Homes With Land

If you are considering relocating to Northwest Arkansas, I always recommend looking at older-style homes with land. Now, one thing to consider is that the price tag is usually slightly higher because there are usually some more acres attached to the land. 

However, some homes are in a relatively newer style house, and they usually come within one or two acres as well. 

When you start getting into the four to the seven-acre range, it usually gets a little pricier and possibly priced out of your range. Therefore, if you are moving down to Northwest Arkansas, don’t forget to look at homes with land. 

Many people moving to Northwest Arkansas are looking for less than a half-acre or maybe a half-acre parcel that doesn’t require much maintenance and upkeep, which is why older homes with land are a little bit easier to find. Larger spaces venturing into one to two acres need more maintenance as you potentially have more grass to mow, proving a turnoff to most buyers coming down to Northwest Arkansas.

Older homes usually have “settled” and are typically built to last longer than newer homes. If you want a sturdy home, you might want to look for an older home.

2. Homes That Need TLC

If you are moving to Northwest Arkansas and looking for an easier market to get a house in, the second style house to look for is any home that has some work to be done. Turnkey homes usually go off the market the fastest and cost way over the asking price. 

So if you’re not interested in competing against multiple offers or paying way over the asking price, you should consider getting a home that needs a little bit of work, such as fixing the windows, new doors, new paint, and new flooring. 

These homes are much easier to find at an affordable price.

Now, the one thing to consider is that you might need to get an Airbnb or rent something for three months as you do the work inside this house, but it’s one of those things where it might be worthwhile to invest in it. 

Buy a cheaper home that needs some work, redo the home, and then move into it after getting everything in order.

3. Homes in Upcoming Areas

The third style of house that you could probably find a little bit easier in Northwest Arkansas is a home in upcoming areas. These up-and-coming cities include: 

  • Pea Ridge
  • Gravitt center
  • Tin Prairie Grove
  • Farmington
  • Elkins
  • Parts of Garfield closer to Eureka Springs

The downside of these upcoming areas is that it usually takes about 15 minutes to get inside major cities such as Fayetteville, Bentonville, Rogers, or Springdale. So, if you don’t mind making the drive and want a house a little farther outside town, those areas have some great homes you can purchase at an affordable price. 

4. Older Homes Below 1990

The fourth style of home that is easy to find in Northwest Arkansas is older homes that need updating. “Older homes” in Northwest Arkansas refers to those constructed in the 1990s and 2000. 

However, much older homes require some work to get them up to modern styles.

Typically, most people aren’t willing to purchase older homes for fear of constantly dealing with electrical issues or structural and foundational problems. However, many older homes have no significant problems and only need basic fixes such as new painting and flooring. 

Therefore, you should get a professional home inspector to confirm what repairs the home needs and its viability for sale. 

Sometimes you find a “diamond in the rough” by picking an older home that needs minor fixes, saving you money. So, if you are willing to put some work into an older-style home, you can get an affordable home in Northwest Arkansas without going against multiple offers and an over-asking price.

5. New Construction

The last style of homes that is easier to find in Northwest Arkansas is newly constructed houses. However, it might take about six to eight months or longer before it is finished and you can move in. 

So, if you are willing to find a rental for that period while your home is being constructed, consider new construction as an option. While the downside of new construction is the waiting period, the upside is that they are readily available and affordable because they are always going up.

Challenging Houses To Find

At the moment, the most challenging home to find in Northwest Arkansas is a turnkey home with a price range between $250,000 to $400,000. It is all redone, ready to move in, and has everything, including new flooring, paint, and quartz or granite countertops. 

Those are the hardest to find. 

The challenge is not because they don’t exist but because people make multiple offers that are way above the asking price or are willing to deposit more cash. Thus, you may find yourself dropping down the list as more buyers raise their bids. 

Therefore, consider the five options listed above if you do not want the hassle involved when bidding for these homes. You can still get a nice home with most of your desired features at an affordable price.
