Bella Vista and Bentonville: Can You Still Buy a Home?
Hi — I’m Phillip Shepard with All Things Northwest Arkansas. If you’re wondering whether rising home prices in Bentonville and Bella Vista mean people have stopped moving to Northwest Arkansas (NWA), this post breaks down the data, the reasons behind the shifts, and what it all means if you’re thinking of relocating here.
Quick snapshot: What’s happened to home prices this year?
Here’s the short version: prices are up — but not everywhere equally.
- Bentonville: average year-over-year increase of roughly 11–12% so far.
- Bella Vista: smaller increase, about 5–6% compared to last year — right in the range of what I consider a healthy annual rise (typically 4–6%).
- These are averages. Bentonville’s number could settle closer to 10% by year-end, but the direction is clear: single-family homes in Bentonville are getting pricier.
Why the bigger jump in Bentonville?
Three big forces are driving prices up in Bentonville:
- Development policy and land economics — Bentonville has been shifting toward allowing more townhomes and condos rather than sprawling single-family subdivisions. Developers favor denser builds because land is getting scarce and expensive, and cities are encouraging more efficient growth patterns.
- Supply constraint — fewer new single-family lots combined with steady in-migration makes existing single-family homes more valuable.
- Job growth — Walmart, JB Hunt, Tyson and a growing ecosystem of startups and vendors continue to add jobs that attract people to the area. More jobs = more buyers competing for a relatively tighter housing supply.
Put all that together and it’s easy to see why single-family prices in Bentonville have outpaced nearby towns this year.
Where else should you look if Bentonville is getting pricey?
If your goal is to be close to downtown Bentonville but you want more options or value, consider nearby communities that are just 10–15 minutes away:
- Bella Vista — steady, more moderate price growth and lots of amenities
- Centerton — growing quickly with new housing and services
- Pea Ridge — a little further out but still within a short commute
These places can give you easier access to Bentonville’s jobs and cultural scene while offering different housing types and price points. And for families, note that many of the nearby towns (Centerton, Bella Vista, etc.) fall within the Bentonville school district — Pea Ridge is the exception to that rule.
Has inbound migration slowed down?
Short answer: no. If anything, the pace hasn’t eased much. Here’s why:
- Income growth has caught up: salaries in the area have increased over the past few years, which helps offset higher home prices and keeps housing attainable for many new arrivals.
- “Cool factor” keeps growing: more restaurants, arts, outdoor infrastructure (trail systems, climbing, mountain biking, kayaking), and community amenities are making NWA attractive for diverse groups — families, outdoor lovers, foodies, artists, and remote workers.
- Strong regional jobs + quality of life = sustained demand. People don’t just move for a single job; they move for lifestyle and opportunities for their whole household. NWA delivers a rare mix of good jobs and outdoor/urban balance.
Compared to other places people consider — Asheville, parts of Colorado, parts of Texas, or smaller markets in Tennessee/Kentucky — NWA blends livability, year-round outdoor access, job opportunities, and relatively more affordable housing overall.
Should you still move to Northwest Arkansas?
If you value a small-town feel with growing amenities, excellent outdoor access, good schools, and a low-crime community, then yes — NWA still makes a lot of sense. Consider these factors when deciding:
- Community & small-town vibe: multiple downtowns (Bentonville, Fayetteville, Rogers, Springdale, Farmington, Prairie Grove and more) create diverse neighborhood options without feeling like an anonymous metropolis.
- Schools & universities: strong K–12 options and nearby higher education make this appealing for families.
- Outdoor life: extensive trails, rivers, lakes and year-round access for hiking, biking, climbing, kayaking, and more.
- Weather & lifestyle trade-offs: winters here are mild (don’t expect big snow). If you want serious ski seasons, Denver/Colorado is a drive away (roughly an 11–12 hour trip) and is accessible for regular getaways.
- Affordability: compared to coastal metros and many Sun Belt boom towns, NWA remains relatively affordable even as values rise.
Practical advice
If you’re thinking of moving: keep a flexible search radius (Bentonville, Bella Vista, Centerton, Pea Ridge) to capture more inventory. Be prepared for competition in single-family homes in Bentonville, and consider townhomes/condos if you want proximity to downtown without the same price pressure.

Final thoughts
Northwest Arkansas is still growing, and yes — people are still moving here. Bentonville’s single-family home market has seen faster price growth this year because of land constraints, developer preferences for denser housing, and strong job growth. But Bella Vista and nearby towns offer alternatives, and the overall lifestyle, job opportunities, and outdoor amenities keep demand steady.
If you’re serious about relocating, broaden your search radius, sign up for instant home updates, and use the itineraries or starter pack to evaluate neighborhoods on a real visit. If you want help tailoring a search or planning a trip, reach out — I help people move to NWA every year.
