Big Developments in Rogers, Arkansas


Like Bentonville, Fayetteville, and Springdale, Rogers has significantly drawn attention from top investors. Several new projects are underway, from a multi-million establishment to smaller yet promising ones. Hence, the town will be a commercial hub in the not-too-distant future. 

First Street Flats is a $28 million development in Rogers of over 120 new apartments containing complexes, restaurants, etc. It’ll be a new downtown section, unlike the Old Town on the east side. Also, Loloft opened in November 2022, with a vast warehousing space to assist other companies. 

This article will highlight the big developments happening in Rogers, Arkansas. Stick around!

1. First Street Flats

The First Street Flats has been a recent development for the last couple of weeks, but a new developer from Texas has come to invest $28 million into new apartment complexes, restaurants, and all sorts of new buildings. 

It’ll be like a downtown section. 

Meanwhile, there are already two such sections in Rogers. The Old Town is the first in the far east side, having a more rustic feel. It is closer to the rail yard, Onyx, bike parks, and Lake Lane. Then there’s the new part, Uptown, on the east side of Rogers. 

However, the First Street Apartments (or First Street) development will be what it sounds like – a massive complex of 121 new apartments, including restaurants in that whole downtown section.

Interestingly, about 6-7 years ago, Rogers got smart and laid down the master plan for the town for the next 10-15 years. First Street is just part of the master plan to revitalize the downtown section.

In the last couple of years, they’ve had many new developments, like Lake Atlanta and a rail yard construction.

Hundreds of businesses have moved into that downtown section, so it’s no surprise that it brought in a $28 million investment into the city itself. 

Hence, if you are in downtown Rogers, know that there’s a decent amount of construction. Many new businesses are finishing, yet you should keep looking for further development because more projects will start soon. 

It’s exciting to be in the Rogers’s downtown section during this period.

First Street Apartments is being designed and developed architecturally by Modus. They are an architectural firm that has done many things in Northwest Arkansas, including:

  • Centennial Pavilion
  • Ozark Natural Food Co-Op
  • Osage Park Pavilion in Bentonville
  • The Red Barn in Bentonville
  • The Brick Lofts finishing up in Fayetteville
  • 112 West Center in Fayetteville
  • Kohler Preserve by the Airship Coffee Place
  • The Cardinal in Fayetteville

However, they are not strictly from Northwest Arkansas and have done many things around America.

2. The District by Uptown

Over to the east side, Uptown of Rogers is also a new ongoing development. This newer side of Rogers has so many facilities, including: 

In the midst of all this will be a $2 billion investment into this section of Rogers. 

The middle phase of that development is happening now, and the end product includes another large apartment complex. 

On top of that, there’ll be a luxury hotel, which many people find exciting. A Louisianan company is coming for the design, so it’s cool to see how that pans out.

3. LoLoft

Back to the west side of Rogers is a company I previously talked about in my other article about the best new startups in NWA

LoLoft is an Airbnb-style company in the warehousing space. 

Note: Anyone who wants to invest money in Northwest Arkansas should consider warehousing. The region desperately needs it because there’s so much industry moving here from across America, usually from the east coast. 

LoLoft already provides such a service and is opening up its first 28,000-square-foot (2,600-square meters) facility in downtown Rogers. Hence, if you are looking for that kind of temporary warehousing, it will be a massive plus for you here.

Many companies will be leveraging that temporarily till they have their space. 

Fortunately, Loloft opened up on November 30th, 2022.

Also, the company doesn’t just deal with warehousing; they’re opening their offices to co-working spaces with Wi-Fi, coffee, and every necessary amenity, all in downtown Rogers.

4. Bikes, Blues, and BBQ

This is more of an update than a new project in Rogers.

Every year in Northwest Arkansas, there’s an event called The Sturgeons of the Midwest, and we call it Bikes, Blues, and Barbecue.

Before now, Fayetteville had always hosted it, so this was the first year downtown Rogers hosted it with its old style. I went down there, and seeing so many people (30,000+), events, bikes, and food vendors was a blast.

The businesses did so well, which was a wild success for downtown Rogers because they’ve developed so much to attract such investments. All the music, food, fun, motorcycles, etc., were fantastic to watch and partake in a different environment. 

With the organizers and residents also happy with the event’s outcome, I won’t be surprised if they host it next year.

5. Preformed Line Products (PLPP)

Preformed Line Products has announced they’re bringing a new 82,000-square foot (7,600-square meter) facility to Rogers.

PLP is a high-end technology manufacturer. They deal with tech that facilitates communication between individuals and businesses, like fiber optics, cables, and wires.

They sell their products globally and will now have a Rogers facility to develop materials in the heartland.

Once again, LoLoft will capitalize on this to some extent, but PLP will bring so many new jobs to Rogers.

To let out a little secret, Northwest Arkansas has many high-tech startups and is now involved in the industrial & manufacturing sector because we have the 412, which runs directly out of Springdale onto Oklahoma Turnpike.

We also have Interstate 49, which goes directly south into Texas and north into Kansas City.

Hence, it’s a massive hub for easy access to many things, and PLP, like other new businesses here, will enjoy our highway transportation systems too.
