What Cities To Buy a Home In: Northwest Arkansas
I’m Phillip Shepard, a local real estate agent here in Northwest Arkansas. After leaving the dumpster fire that was Illinois, I could have moved anywhere — Asheville, Utah, Colorado, Texas — but I chose Northwest Arkansas. Why? Because it truly is one of the best places to live in America. In this post I’ll walk you through the top five cities in NWA where you can still find very affordable housing that gives you great access to everything this region has to offer.
Why these cities?
The NWA housing market has exploded in some areas, but there are still pockets where affordability, lifestyle, and growth come together. Below I break down each city’s price ranges, pros and cons, current amenities, and what to expect over the next 2–3 years.
Bella Vista — the perennial king
Price range: You can occasionally find homes under $250k (sometimes as low as $225k), but a realistic, move-in-ready family home (3 bed / 2 bath) typically falls around $325k–$375k. On the other end, lakefront and luxury properties can go up to $1.5M.
Why I keep recommending it: Bella Vista is the best blend of affordability and amenities. It’s packed with recreation — extensive trail systems, golf courses, shooting ranges, indoor and outdoor pools, rec centers, gyms — and many neighborhoods feel tucked away in the trees. You’re likely to get privacy with fewer close neighbors and excellent outdoor access.
Perks: Great recreation infrastructure, low-density feel, and proximity to Bentonville schools and amenities make Bella Vista a top pick for families and outdoorsy buyers alike.
Pea Ridge — new infrastructure, real potential
Price range: Most new construction sits roughly between $325k and the mid-$400k range; some pockets approach $500k for higher-end subdivisions.
Why consider Pea Ridge: The city invested heavily in sewer and electric infrastructure a few years back, which made it very builder-friendly. That early investment is what’s driving the recent growth and new-construction neighborhoods.
What to know: Right now Pea Ridge is growing but food and nightlife options are still limited — a Wendy’s, Taco Bell, Walmart and a coffee shop are there, but you’ll drive to Bentonville for more dining and entertainment. The silver lining: it’s a one-turn drive to downtown Bentonville — roughly 10–15 minutes with light traffic — so you get affordability without losing access to city amenities.
Springdale — the comeback story
Why Springdale is heating up: Restructuring, rezoning, and new highway connections are unlocking Springdale’s potential. Builders like Lennar and D.R. Horton are active here, and both new construction and revitalization in near-downtown areas are accelerating.
Housing mix: The biggest gem is near downtown Springdale — older homes (many needing love) that are walkable to restaurants, new bars, steakhouses, and boutique Airbnbs. If you want new construction, there are also suburban developments on the outskirts.
Infrastructure wins: New highways and improved connections to Highway 49 are making East Springdale much more accessible, which will continue to attract businesses and buyers.
Tontitown — strategic access and new growth
Why Tontitown stands out: The expansion of Highway 612 (eventually connecting to XNA airport) is a game changer for Tontitown. Direct airport access plus improved connections to US-412 and Highway 49 mean better traffic flow and much more attractive conditions for businesses.
What to expect: New construction and commercial development will follow the improved roads. Businesses want foot traffic and predictable local traffic — when 612 is complete it will reduce bypass/tulsa-bound through-traffic and increase local customer flow. Oh, and yes — there’s a winery. That helps.
Lowell — the “next Pea Ridge” on the horizon
What’s happening: Lowell (yes, that’s the correct name — not “LOL”!) sits north of Springdale and south of Rogers. It’s largely flat land that’s getting rezoned for townhomes, condos, and new subdivisions. Developers are lining up; the main work now is building out sewer and infrastructure.
Why it matters: Lowell is one quick turn off Highway 49, which makes it a strategic commuter location for people working in Walmart/Tyson/JB Hunt territories. If sewer and infrastructure deals get finalized with neighboring municipalities, Lowell could follow Pea Ridge’s playbook and see significant growth in 2–3 years.
