What Are The Perks Of Living in Bella Vista, Arkansas? – Part 2

Hey everybody, my name is Phillip Shepherd, a local real estate agent located right here in Northwest Arkansas. Today, we’re talking about the Perks of Living in Be Vista. This is part two, so definitely check out part one first.

The perks of living in Bella Vista are the city’s top-tier recreation centers, affordable housing, low POA fees, and unique housing. The city also has a suburban feel, thanks to the relatively low population density.

Let’s take a closer look at these perks to help you understand what they mean for you as an aspiring Bella Vista resident.

Top-Tier Recreation Centers

One of the cool things about Bella Vista is that the people here are really into recreation. And as you’d expect from a city whose population has a special appreciation for outdoor and indoor fun, Bella Vista’s recreation centers are nothing short of top-tier.

There are three recreation centers. The third one is currently being remodeled. I’ll do a whole video about it at some point, so turn on your Youtube notifications so you don’t miss out.

Bella Vista also has other places for specific fun activities like disc golf, pickleball, tennis, walking your dog, biking, etc. It has seven golf courses (two 9-hole courses and five 18-hole courses), as well as about 150 miles of trails for hiking and mountain biking.

Bella Vista also has up to seven lakes that can be used for fishing and watersports. They all have no-wake regulations except Lakes Anne, Loch Lomond (which boasts a full-service marina), and Windsor.

You Get Your Own Slice of Paradise

This might not be a perk in the traditional sense, but it’s one of the main reasons Bella Vista is so attractive to people looking to escape the hustle and bustle of city life. The city’s suburban feel is perfect for families and anyone looking for more elbow room than they can get in the often-densely-populated metropolitan areas.

The city isn’t built out everywhere. There’s so much unbuilt land around most properties. A lot of times, there’s going to be a gully, trees, or some other form of nature’s beauty between you and your next neighbor. 

Other times, there’ll be a trail system (which isn’t necessarily a drawback). But even then, it won’t be right next to your backyard; it’ll be several yards away. 

So if you’re looking to set up your own little paradise in the middle of a mini-forest, Bella Vista would be the place to do it. The beauty of it is that a lot of times, you’ll still have access to all the good things modern living has to offer.

Affordable Housing

This is a big perk of living in Bella Vista, especially if you’re moving from one of the states with expensive housing. It’s also one of the main reasons for the city’s relatively low cost of living.

Bella Vista is a gamut of houses, from cozy townhouses to large homes. There’s so much affordable housing and a wide range of options to choose from. Whether working on a lean or extravagant budget, you’re sure to find something that fits your needs.  

I’ve had so many people who had their hearts set on buying homes in the likes of Bentonville and Centerton instantly change their minds when they found out how much it would cost to own a similar house in Bella Vista. 

So if you have a price range and have your eyes set on a certain property elsewhere, I strongly recommend looking up some similarly priced options in Bella Vista before making up your mind. Chances are you’ll find a bigger, better option than the one you’re considering. You can even have a new construction put together relatively quickly and cheaply.

Unique Housing

This is one of the first things people from other parts of the country notice when traveling through Bella Vista. There are no cookie-cutter homes, row housing, or anything of that sort.

Every house is uniquely designed. You’re tucked away in the trees in a custom home, doing your own thing, and with no nosy neighbors getting in your way. Super cool!

The main reason each home in Bella Vista stands out is that there are no massive builders in the city. Don’t get me wrong; you’ll always find a builder to help you put together your home. It’s just that they aren’t building any track housing. 

Low POA Fees

The last perk of living in Bella Vista is what I consider low POA fees. As things stand, the price will be going up to about $40 per month. Some might think this is a lot, but most of us find it insignificant. 

It all depends on where you come from. I come from the Chicagoland area. Anyone from my hometown will agree that this is a very low POA fee, especially considering the other perks of living in Bella Vista.

The $40 covers everything you’d expect your POA fee to. Bella Vista is its own city. They manage their roads, have a responsive police force and fire protection, and offer all the public services you’d expect from a modern city. This is part of the POA.

All the parks and recreational centers are also included in the POA. Of course, places like golf courses may charge a small fee — that’s to be expected in any city, even one as affordable as Bella Vista. However, things like lakes, trail systems, and shooting ranges are all part of the POA fee.

Final Thoughts

I love Bell Vista for its relatively affordable suburban lifestyle. It’s one of the best cities in the US for individuals looking for a serene environment to raise a family or get away from the often-congested city lifestyle. You should definitely check it out if you’re looking to enjoy ultimate privacy on your property, beautiful natural surroundings, affordable and unique housing, and low POA fees.
