Rogers, Arkansas, is Exploding

Hey, everybody. My name is Phillip Shepherd, a local real estate agent located right here in Northwest Arkansas. Today, we’re talking about the big developments happening in Rogers.

Rogers, Arkansas, is exploding with business and growth. Some of the biggest developments currently underway include the Pinnacle Hills shopping center, the District, the Trail Head, and the Pinnacle Village.

Let’s take a closer look at each of these developments to help you understand when they might get completed and what they mean for individuals eyeing jobs, residences, and investment opportunities in Pinnacle and the larger Northwest Arkansas area.

The Pinnacle Hills Shopping Center

The first big development we need to talk about is the Pinnacle Hills Shopping Center being developed in Pinnacle Hills in Rogers. This premier shopping destination made the headlines when Whole Foods announced that they’ll be making another placement in Northwest Arkansas. 

However, more news has come out since then. We now understand that there’ll be more developments than just Whole Foods; many other major brands and franchises are setting up shop in the area.

We’re talking about almost $500 million worth of development happening right in this little section, including various housing styles, coffee shops, restaurants, and pretty much any other cool amenities you’d expect to find in a modern shopping center.

So as far as cool shopping experiences go, there’s a lot to get excited about in Rogers. The best part of it all is that it’s easy to get around in Norwest Arkansas. You’ll rarely have to spend an hour driving to get to your favorite store, restaurant, coffee shop, etc.

The Pinnacle Village

Yet another big development in the Pinnacle Hills area, Pinnacle Village is going to be designated for office space. Over a million square footage of actual commercial industrial space will be leveraged in this area.

However, the sheer amount of office space this area will provide isn’t the only cool thing about it. It’s also right next to the trail system, which perfectly aligns with Northwest Arkansas’ mission to open up opportunities for people to use alternative forms of transportation (such as walking, bikes, and scooters) to get to work.

Another cool thing about Pinnacle Village is that it’s being built with new specialized building technology that’s going to cut the cost of the whole thing by up to 35%. This new technology will also leave a smaller carbon footprint.

It’s not exactly clear when the whole thing is going to be completed. But if current reports are anything to go by, you can expect it to be done by late this year or early 2024.

The District

The District is the next big development in the Pinnacle. It’s tipped to add an estimated 62,500ft²(5,806m²) of restaurant and retail space and an incredible 107,250ft² (9,964m²) of office space.

This cozy little area is going to be the perfect mixture of leasing space, modern housing, businesses, and cool perks such as pools, coffee shops, pizza places, etc. It’s the ideal situation for anyone looking for easy access to work and fun. There’s a highway nearby, and most restaurants, the Walmart Amphitheater, golf courses, and other cool amenities are a short walk or bike ride away.

The project was mapped out to be completed in three phases and is coming along very well.

At the time of writing, three office spaces and two restaurant and retail spaces are pretty much done. These were in the first phase of the project. Pre-leasing is already happening, so you might want to move quickly if you’re eyeing commercial space on probably the biggest area under development in Rogers.

The second phase consisted of class A office spaces at 4300, 4302, and 4206 S.J.B Hunt Drive. Whisinvest Realty has already set up shop in one of these buildings. 

The third phase will include an outdoor plaza, a modern apartment complex, multi-use buildings, parking decks, and a luxury hotel. The developers have already been given the green light by the city’s Planning Commission to construct two of the scheduled multi-use buildings. If everything goes to plan, these buildings will be ready by August 2023.

The third phase will see a total of five mixed-use buildings built. The first floors will primarily be restaurant and retail spaces, while the second floors will be mainly office spaces. There’s going to be a green space plaza in the middle of these buildings and south of the scheduled luxury hotel. This plaza will primarily be a restaurant space.

The eastern side of the project will have an apartment complex with about 305 units. It’ll be bordered by two parking decks, multi-use buildings, and the Razorback Greenway, making it the ideal place to live for anyone working nearby.

The Trail Head

Rounding up our list of big developments in Rogers is the Trailhead. This just got platted a couple of days ago, and it’s going to be the biggest one of them all. We’re talking about 51 acres (206,390m²) of a multi-use area with ample office space, modern housing, pools, parks, and much more.

This major development is also going to going to be in Pinnacle Hills, in the area just south of the district. And while the projected size may seem enormous, we expect it to grow along with the rest of Pinnacle Hills in the near future. So yeah, there’s a lot to get excited about for investors and individuals looking to secure jobs in the area.

Grading is currently underway. The developers are from Texas. In a recent article, they said that they have every reason to put all their chips in Northwest Arkansas, specifically Pinnacle Hills. If nothing else, that says a lot about the area’s development potential.

So as you can see, there’s a lot happening in Rogers and a lot of things you can explore if you want to. And speaking of exploring, while roaming around in the area, I came across this awesome coffee place – Bolder Coffee. Check it out if you’re ever in the area.

Final Thoughts

All right, that’s all I have for you today. As you can see, Rogers has a lot to offer for investors and individuals looking to live and work in one of the fastest-growing areas in the US.

Remember that these aren’t the only big developments in the area. I chose to focus primarily on new stuff happening in Pinnacle Hills, so we definitely haven’t exhausted everything there is to talk about as far as business growth in Rogers goes.
